A Gas Log Conversion on Moorpark Street That Raised More Questions Than It Answered
A homeowner on the Moorpark Street corridor called us last fall after listing her 1960s ranch-style home. She'd converted her wood-burning fireplace to gas logs about eight years earlier, hired a handyman to run a flex connector, and never thought about the chimney again. Her listing agent flagged it during the pre-market walkthrough: the buyer's inspector would almost certainly require a Level 2 chimney inspection because the fireplace had been modified. She wanted to know if the original masonry flue was even safe for the gas log setup, or if the whole thing would stall her escrow.
Her situation is common in the Ventura Boulevard flats and Tujunga Village, where postwar single-story homes were built with unlined or single-wythe brick chimneys designed for open wood fires. When someone drops in a gas log set without verifying the flue condition, the masonry stays hidden behind a working appliance for years. Cracks from the 1994 Northridge quake or decades of thermal cycling go undetected. A Level 2 inspection is triggered any time a fuel type changes or a property changes hands, per NFPA 211. Her agent was right to catch it before a buyer's inspector did.
What Our Camera Scan Found Inside the Flue and How We Got Her to Closing
We ran a CSIA-standard Level 2 inspection, which includes a video camera scan of the entire flue interior. The camera revealed two things: a horizontal crack at the smoke shelf where mortar had separated from the firebrick, and deteriorated clay tile liner joints in the upper third of the chimney. Neither issue was visible from the firebox or the rooftop. Both are consistent with seismic micro-cracking that's extremely common in Studio City masonry chimneys built before 1970. The gas log conversion itself was functional, but the flue wasn't rated to contain combustion gases with those breaches present. We documented everything in a report formatted for escrow review.
The fix was a stainless steel chimney liner sized for her gas log BTU output, plus repointing at the smoke shelf joint. We completed the repair within six days and issued a passing reinspection letter. Her escrow closed on schedule. If you're selling a home in the Tujunga Village area or anywhere in Studio City where a gas log set replaced the original wood-burning setup, expect a Level 2 inspection to be part of the transaction. Call Family Home Chimney Experts to get it done before it becomes a negotiation point.

Chimney Level 2 Inspection in Woodland Hills
Woodland Hills is where Family Home Chimney Experts is based, and a lot of the houses here were bought for the yard and the family room. That family room usually has the fireplace in it, which means toddlers walking past the hearth, dogs napping on it, and a fire most cold weekends. We check the screen and the hearth edge with that in mind.

Chimney Level 2 Inspection in Encino
Encino lots are big enough that a family may have a living room fireplace, a den fireplace and an outdoor fire feature where the kids roast marshmallows. We go through each one, and the list we leave says which one is fine for tonight and which one should wait.

Chimney Level 2 Inspection in Simi Valley
Simi Valley is a short drive over the pass from Woodland Hills. Plenty of the tract houses here have a factory-built fireplace that has been in the family room since the house went up, and families with young kids often add a gas insert. We check the glass barrier on any insert and the clearances around the old box.

Chimney Level 2 Inspection in Sherman Oaks
In Sherman Oaks we see a lot of prefab fireplaces in houses that families have remodeled around. A new hearth or built-in shelving can crowd the clearances the fireplace was made with. We measure what sits near the opening, and the list tells you if a toy bin or a dog bed is too close.

Chimney Level 2 Inspection in Burbank
Burbank is across the Valley from us. Many homes here have a factory-built fireplace from the 1940s to the 1960s, and replacement parts have to match that unit. A missing glass door or a bent screen frame is a real safety problem in a house with small kids, not only a looks problem.

Chimney Level 2 Inspection in Studio City
Studio City is east of us along Ventura Boulevard. Many houses here still have their original brick fireplace from the 1940s to the 1960s, often with an old folding screen that no longer closes all the way. A gap at the bottom of a screen is where a spark lands on the rug, or a curious cat gets in.
