What failed means here

Nobody grades a Level 2, and no agency says pass or fail. The word failed is shorthand. It points to conditions the report found under NFPA 211 or local building code, ones to repair before anyone lights the fireplace again.

Whatever the buyer and seller do about it is for them and their agents to settle. Legal and contract advice is a different job.

Fixes with a price

Five repairs have a range, so a family can budget.

  • A new cap: $175 to $700
  • Stopping a leak: $585 to $3,500
  • Cricket by itself: $465 to $1,055
  • Cricket with a full flashing replacement: $700 to $1,750
  • Gas insert: $2,900 to $5,850

Fixes that need a look first

Others are different. Think of the firebox, the smoke chamber, the damper and the chase cover, along with the crown, the liner, mortar and masonry, and flashing by itself. We quote them after the inspection, because the price depends on what is actually there.

We would rather tell you that than guess. A number made up from the driveway helps nobody, and a family that is trying to decide deserves a real one.

How to read your list

Look for words about water first: cap, cricket, flashing, leak. Then words about the inside of the flue: liner, smoke chamber, firebox. Last come the masonry items.

If one item is confusing, ask. Nobody expects a family to know what a smoke chamber is, and we are glad to explain it in everyday words.

Questions about repairs

Can we use the fireplace while repairs wait?

Check the report for the items marked as needing repair before safe use. Follow that, and hold off on fires until the work is done.

Do the sellers have to pay?

Who pays gets settled by the buyer, the seller and their agents. We stay out of that.

Can the same company fix it?

Yes. We do the repairs listed on this page.

Got a list to sort out?

Send it over. We will tell you what has a price and what needs a look.
