What lands in your inbox

A report written for a parent, not an engineer. Each finding comes in plain words, with photos.

You can forward it as it is. You do not have to translate.

What we looked at

The Level 2 starts with the visual check of the parts in reach. Then a camera goes through the whole flue. We add the attic, crawlspace and roof sections that we can get to.

Your client sees what we saw.

Choosing who gets it

The client sets the list. You, the buyer and the seller can each get a copy.

Items under NFPA 211 or local building code get named in the report. The buyer may want them fixed, or a credit, or one more inspection. You and the other agent work that out. Contract and legal advice come from others.

Good times to bring us in

NFPA 211 points to a Level 2 at a sale or transfer. The other cues are a flue fire, a quake, or a house that changes fuel.

For a family buying a home with a fireplace, the clearest signal is a chimney note in the home inspection.

  • A chimney note in the inspection
  • A family with young kids or pets
  • A fireplace nobody has used in years

What your client pays

We charge $410 for a Level 2 and $57 for a Level 1.

Level 1 fireplace check
$57
Level 2 camera inspection
$410

Any repair is quoted after the inspection.

Agent questions

How quickly can you inspect?

Quickly. Send the address and your client's contact and we will work out a time with whoever holds the keys.

Is the Level 2 an official pass or fail?

No. Nobody in government stamps it pass or fail. It is a written record of what is there, with photos.

Can you explain the findings to my client?

Yes. We keep it calm and plain. Your client can ask what any item means, and we will say it in everyday words, the way you would to a friend.

Have a client with a fireplace?

Send the details. We take it from there, and you stay copied on what we send.
