Chimney Inspection in Studio City - All Three Levels

A couple on a quiet street in Tujunga Village called us last fall after pulling their old wood-burning grate and installing a vented gas log set. The work itself went fine. But a few weeks in, they noticed a faint smell when the gas logs ran and a thin white residue forming on the firebox walls. They weren't sure if the old masonry flue was even rated for the byproducts of a gas appliance. Their concern was justified. Many Studio City homes in this neighborhood were built in the 1950s and 1960s with unlined or clay-tile-lined chimneys designed for wood fires. Gas logs produce moisture and acidic exhaust that interact with aging mortar very differently than wood smoke does.

When we got the call, the homeowner had already spoken to the contractor who sold them the gas log set. He told them the chimney was "probably fine." That's not an inspection. Gas-log conversions in older masonry chimneys require a close look at liner condition, flue sizing, and ventilation clearance. We scheduled a visit within the week. The situation is common across the Ventura Boulevard flats and the Moorpark Street corridor, where midcentury ranch homes with original fireplaces are being updated by owners who want the look of a fire without hauling firewood. The upgrade makes sense. But skipping the inspection before or after the conversion creates real risk.

We ran a Level 2 inspection, which NFPA 211 requires any time the fuel type in a fireplace changes. That includes switching from wood to gas logs. A Level 1 inspection is a visual check of accessible components, appropriate for routine annual maintenance. Level 2 adds a camera scan of the full interior flue surface plus an assessment of accessible areas in the attic and crawlspace. In this case, the camera showed two cracked clay-tile liner sections in the mid-flue area and deteriorated mortar joints where decades of small earthquakes had shifted the masonry just enough to open gaps. Acidic condensation from the gas logs was already seeping into those gaps, softening the surrounding brick. Left alone, this would have led to moisture damage inside the wall cavity and, eventually, a need for structural chimney repair.

We recommended a stainless steel flue liner sized for the gas log BTU rating, which also brought the system into compliance with current CSIA guidelines for gas appliance venting. The homeowner approved the work, and we completed the liner installation and a full chimney sweep to clear old creosote deposits from the wood-burning years. The total turnaround from inspection to finished job was five days.
